Proposed Facility Use Agreement Terms with AYSO
Permitted Use (No Change from Previous):
- Exclusive use of fields by AYSO for youth soccer program
- Monday - Friday from 4:30pm — 10pm
- Saturdays and Sundays from 6am — 10pm
- ASYO has exclusive use of snack bar and storage area(s) located in building at facility.
- AYSO is permitted to locate and maintain storage containers at the facility for additional storage.
- AYSO may utilize the facility for tournaments and other fundraising activities that are compatible with the site.

- Ability to share / split fields with no restrictions or additional costs

- Ability to host tournaments and other regional events with no additional costs.
Responsibilities:
- City will maintain the facilities including:
- Turf maintenance and mowing
- Irrigation maintenance and repairs
- Lighting maintenance and repairs
- Cleaning, sanitation, and trash.
- All utility costs
- AYSO will be responsible for:
- Goals and equipment used on the turf fields
- Striping and layout of turf fields
Term:
- 3 Year term beginning December 15th 2022 – Dec 31, 2025
Rent:
- Based on a percentage of City Costs
- City Hard Costs - $487,000 Annually (Includes $140,000 in additional turf maintenance)
- AYSO Agreement Amount = 340,000 (@ 70% cost recovery)
- Tiered Implementation
- Year One: 50% Discount – Rent Due = $170,000 ($7.94/hour per field)
- Year Two: 25% Discount – Rent Due = $255,000 ($11.90/hour per field)
- Year Three: No Discount – Rent Due = $340,000 ($25.87/hour per field)
- Rent Credit
- AYSO may consent to City renting field space to other groups in the same manner as is included in the current agreement.
- Any revenue generated by City use will be applied as credit toward rent
